The question I’m always asked when I talk to groups about our first net zero house is “What’s the Price?”
To answer that question with detail beyond “more than a million,” I simplified my cost-tracking sheet and made a payback analysis sheet and recorded myself talking through them.
- You can view the recording here (23 minutes). I highly recommend starting with this for a good overview.
- You can view and download the cost sheet here if you want to have the cost numbers in hand.
- You can view and download the payback sheet here in PDF and here in Excel. Download the Excel version if you want to input values that make sense to you.
This house is exceptional. We made “no compromise” decisions throughout the design and build process.
The premium price is based on:
- Comprehensively net zero performance, with enough rooftop solar to power the house and two EVs.
- An exceptionally airtight and well-insulated envelope that includes quad-pane European-style tilt-turn windows from Alpen.
- 40 kWh of stationary battery storage providing grid-down resilience.
- Durable materials such as LP Smartside siding, double-hemmed standing seam metal roof, 5/8” drywall ceilings, level 5 drywall finish, maple cabinets, and Dekton countertops.
- Premium all-electric, Energy Star appliances (Bosch 800 series), best-in-class heat pumps and ERV, premium air filtration (healthiest air in the city!), and whole-house water filtration.
- 2900 ft2 of native plant landscaping including a rain garden provides beauty and ecosystem health.
- A front porch and rear patio for outdoor living.
- Move-in ready smart features including high speed WIFI on a UPS, hard-wired ethernet in all living areas patched into a POE switch in a rack in the office, Bosch WIFI appliances, continuous air quality monitoring, smart monitoring and control of all electrical circuits (SPAN panel), Enphase solar, battery, and charger monitoring, Reolink floodlight security cameras, Moen water leak detection, internet access to Zehnder ERV and Mitsubishi heat pump, and an envelope humidity monitoring system.
- Triple Certification backs up these claims!
